I have found a house design I like, how much is the construction cost?

The cost of construction for a specific house design featured here in Pinoy ePlans is based on a formula which is widely accepted by Architects, Engineers and Builders here in the Philippines.

To estimate the minimum cost of construction, you have to know the Floor Area and the prevailing cost of construction per sq.m. of Floor Area of the house design. Taking SHD-20120001, the Floor Area is 48.50 sq.m., and the minimum cost per sq.m. is 12,000 pesos. This rate already includes cost of labor and materials.

So the minimum cost of construction for SHD-20120001 is 48.50 sq.m. multiplied by 12,000 pesos equals 582,000 pesos.

Your cost of construction will range depending on the materials you will be using. Values may range from 15,000 pesos (up to 20,000 pesos or more) per square meter of the floor area.

Looking at your budget range, SHD-20120001 having a floor area of  48.50 sq.m. would range from 582,000 to 727,500 pesos up to 970,000 pesos.

 

How much is the cost of the blueprints, and what is included?

We are offering only 2 type of package for blueprints as of this time. Below are the details:

PACKAGE DETAILS: One Storey House Plan ( starting from 20,000 pesos)
What you will get with this package:

  • 6 Blueprint Copy Sets – Signed and Sealed by Architect or Civil Engineer, Professional Electrical Engineer and Sanitary Engineer.(each set may contain 6-10 pages). 5 sets submitted to the building official, 1 set – owners copy.
  • Accomplished Building Permit form, also Signed and Sealed by Architect or Civil Engineer, Professional Electrical Engineer and Sanitary Engineer. You have to send the original Building permit forms coming from your local municipality or city.
  • Detailed Bill of Materials.
  • Construction Specifications.
  • Detailed Electrical Design and load computation.

PACKAGE DETAILS: Two Storey House Plan ( starting from 40,000 pesos)
What you will get with this package:

  • 6 Blueprint Copy Sets – Signed and Sealed by Architect or Civil Engineer, Professional Electrical Engineer and Sanitary Engineer.(each set may contain 6-10 pages). 5 sets submitted to the building official, 1 set – owners copy.
  • Accomplished Building Permit form, also Signed and Sealed by Architect or Civil Engineer, Professional Electrical Engineer and Sanitary Engineer. You have to send the original Building permit forms coming from your local municipality or city.
  • Detailed Bill of Materials.
  • Construction Specifications.
  • Detailed Electrical Design and load computation.
  • Structural Analysis and computations. This will be required for 2 storey house.

 

What other package do you offer?

1. PDF Package

PDF package will be for those who want a study set of the design. It consists of the following:

  • Complete set of plans (Architectural plans, Structural plans, Sanitary/Plumbing plans and Electrical plans) in PDF copy.
  • Detailed Bill of Materials and Detailed Electrical Design in PDF copy.
  • Structural Analysis in PDF copy (Only for Two Storey Buildings and above).
  • All available Perspective views or Exterior views posted in the website in high resolution copies ( 2000 pixels) in Jpeg format.

PDF Package can be printed or plotted which in turn can be reproduced in blueprints. The advantage of this package is that you can reproduce unlimited copies. The disadvantage is that the copies are not signed and sealed by respective engineers. If you are planning to build your house in the future and you need advanced copy or study set, or your area does not require you to acquire building permit for your proposed house, then this package is right for you.

2. All Original Package

All Original Package is the same content as the PDF package but:

  • The Complete set of plans are in Auto CAD format.
  •  Detailed Bill of Materials and Detailed Electrical Design in Excel format.
  • Structural Analysis in PDF copy .
  • All available Perspective views or Exterior views posted in the website in high resolution copies ( 2000 pixels) in Jpeg format.

It has the same advantage and disadvantage as the PDF Package however this package gives you the freedom to edit the contents since these are in their original form.

 

Notes:
1. For floor areas including roof decks (if any) exceeding 250 sq.m., price package will be different from stated above.
2. All of the above will have additional Php 5,000 if you require modification from the original plan.
3. For Customized design / Client owned design, prices above still applies with additional Php 5,000. Note 1 also applies.

 

I have chosen a house design I want, how do I order from you? Do you have an office where I can meet you? How Can I pay the package?

You can contact the designer directly. It is usually found at the end of the post, with a contact form. You have to specify the Floor Plan Code of the house design you are ordering.

We don’t have a physical office since all transactions can be done though the web or internet. Not one of our previous customers had any issues or problems with our services even if we don’t physically met.

Payment can be done through bank deposit/transfer though BDO, Unionbank, Paypal or Credit Card through Paypal. After you contacted us and mentioned your intent to buy a package, we’ll sending you our bank details and you have to pay 50% advance payment, while we work and prepare all the plans and documents. We are also accepting online payment through Paypal or Credit Card link to your Paypal account. We can instantly confirm your payment since our account are online.

 

What is included in the Plans?

While the contents of each blueprint package vary slightly, each contains detailed, high-quality working
drawings that show you exactly how your project is to be built. Your plan package may include the following:

I. Architectural Plans

Sheet 1: Perspective, location Map, Site Development Plan, Legends and Table of Contents.
Sheet 2: Floor Plans ( Ground and Second Floor Plans).
Sheet 3: Elevations and Sections.
Sheet 4: Roof Plans, Reflected Ceiling Plans, Architectural Details, Schedule of Doors and Windows, Schedule of Finishes

II. Structural Plans

Sheet 5: Foundation Plan, Column Footing Details, Wall Footing Details, Masonry Details
Sheet 6: Second Floor Framing Plans, Roof Framing Plans, Beams and Column details & Section Details
Sheet 7: Stair Section/Details, Schedule of Beams & General Construction Notes

III. Sanitary/Plumbing Plans

Sheet 8: Sewage Layouts and Cold Water Layouts, Roof Drain Layouts, Septic Tank Details & Plumbing Details
Sheet 9: Sewage Layouts and Cold Water Layouts (Isometric), General Plumbing Notes & Legends

IV. Electrical/Mechanical Plans

Sheet 10: Lighting and Poswer Layouts, Load Schedule, Riser Diagram, General Notes & Legends

Note: Number of sheets may be more or less which depends on the complexity of the house design. Framing plans are only applicable for more than 1 storey, the specifics for each sheet depends on the design.

 

How long are we going to wait before you finish and deliver the package?

For house designs already marked “Ready for Blueprinting” it will take 1 week to prepare and deliver the package after confirmation of your full payment, provided you already sent the original building permit forms to the address we will be specifying.

For customized designs, it will take one month since we will be revising all the plans according to your specific requirements. Please note that floor plan customization is only done after you payed the 50% NON-REFUNDABLE advance payment.
